Description
Description: The United States Government (The Department of Veterans Affairs) is seeking to lease approximately 6,100 net usable square feet of office space. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The space is required to be on one floor and may be existing or a build-to-suit. The building site must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Among these requirements: the building must be set back from all public rights-of-way, driveways, and parking areas not less than twenty (20) feet on all sides. The property shall include 47 parking spaces adjacent to the building. The building and parking area must be fully accessible, meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Location: The space must be located within the following delineated area: East: An imaginary line running parallel to VA Interstate Route 95 at a distance of three miles east from said Route 95 North: VA State Route 234 and an imaginary line running due east from the eastern end of said Route 234 connecting it to the East boundary line described above West: An imaginary line running parallel to VA Interstate Route 95 at a distance of three miles west from said Route 95 connecting with VA SR-630 (Courthouse Road) on the south and with VA State Route 234 on the north South: VA SR-630 (Courthouse Road) Offerors must provide evidence that properties are outside the 100-year flood plain. Lease Term: Five years firm with five (5) one-year options to renew. Availability: Available for occupancy in August 2008 or earlier. Expressions Of Interest Should Include: 1. Building name or development site, address, age of building and owner. 2. Total BOMA rentable square feet, existing or proposed. 3. Rental rate 4. Building plans and site drawings, which detail the number of parking spaces. Note: The government will pay no more than the appraised fair market rental value for space.
