Description
The Government is interested in leasing approximately 7,574 rentable sq.ft. yielding 6,586 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in GEORGETOWN, SC. This space is required no later than October 31, 2009. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: North: Hwy 701 to Summit Avenue; South: Front Street to Screven Street to Hwy 17 North to Highmarket Street (Hwy 521) to Dekalb Street; East: Hwy 701 at Summit Avenue to Black River Road to 17 North to Screven Street; and West: Dekalb Street to Anthuan Maybank Boulevard to Hwy 701. Unique Requirements Overview: Offers must be for contiguous space ideally on the first floor for maximum operational needs in a quality building of sound, substantial Class ?A? construction and location shall embody a corporate professional office image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. Ramps inside the office will not be acceptable. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Parking spaces identified within a 2 block area to accommodate a ratio of 1 parking space per 175 rentable square foot. Security, fire, safety, and ADA accessibility requirements will also apply Government Requirements for acceptability. No sub-leases.
