Description

An Appraisal of Fair Annual Rental Rate as described in the attached "contractor instructions" for Building 95 on the Denver Federal Center, Denver, Colorado. The appraisal must be prepared in conformance with the Uniform Standards of Professional Appraisal Practice (USPAP) adopted by the Appraisal Standards of the Appraisal Foundation. The appraiser must have a general certification in the State of Colorado. The purpose and function of the appraisal is to estimate the fair annual rental rate for the subject site in its "as is" condition per the attached "Contractor Instructions". This must be a reverse time adjustment appraisal (retrospectively) as of August 29, 2007 (see attached contractor instructions). Rental rates for parking will not be required. Building 95 is the National Water Quality Laboratory for the United States Geological Survey (USGS). It is an environmental analytical laboratory that was constructed in 1997-98. The building was occupied by the USGS in 1999. It is located in the City of Lakewood and within Jefferson County, Colorado. Building 95 has approximately 163,206 rentable square feet with USGS as the sole tenant (120,844 useable square feet). Building 95 contains office, laboratory, common use, and warehouse space.
