- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE Charlotte Amailie, St. Thomas, VI The United States Government seeks to lease contiguous office and related space, plus on-site parking. This space must be located in one contiguous block without being split by a public corridor. The space offered must consist of approximately 16,714 rentable sq. ft in Charlotte Amailie, St. Thomas, VI.This space should yield between 14,534 and 16,714 ANSI /BOMA usable square feet. A minimum of thirty-two (32) secured parking spaces should be available at no cost, or at reasonable commercial rates, for visitors and employees within a two-block radius of the office. Availability of public transportation with adequate parking must be available within two-blocks of the space offered. Unique Requirements: Emergency portable water supply, and emergency electric back up power with the capability to sustain office operations for a min. of five (5) working days. All space shall be contiguous and be located in one contiguous block without being split by a public corridor. Offered space should be located on the ground level and/or contiguous floors if more than one floor must be used (exception :General Storage Areas). In a multi –tenant building, there must be separate public and secure entrances to the space. Offered reserves the right to determine suitability of other tenants and reject a building if tenant would compromise investigations. On site- reserved parking for a min. of 32 official vehicles is required. The Government does not occupy space within a flood plain. Please submit proof/certification that property is not located within a flood plain. Any expression of interest offering space in a building planned for construction will be considered. The proposed space must be located in the following designated area: North : Road #30, interconnecting with Road #303, # 405 and #35 East: Road #37 connecting to Road #35 into Road #314 South : Caribbean Sea West : Brewer’s Bay/Caribbean Sea The proposed lease is for Ten (10) years, Five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than 10-01-2009, or if new construction within 18 months. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Expressions of interest should include the following: 1) Building name and address 2) Rentable square feet or ANSI/BOMA Office Area (previously Usable) square feet annual basic rental rate per square foot 3) Method of measurement used to determine rentable square feet 4) Common Area Factor(s) for available space by floor 5) Fire Safety, and Handicap features 6) Location, and number of parking spaces available to the Government. 7) Layout or floor plan of proposed space. 8) All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership.
