- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN DEKALB COUNTY, GEORGIA The United States Government seeks to lease Class A, professional, fully serviced, office space in a quality building of sound and substantial construction. The space offered must consist of approximately 20,768 rentable square feet in DeKalb County. The space should yield 18,059 ANSI/BOMA usable square feet. The office space must be contiguous space on one floor and must be located on any floor of a building above street level. However, in areas where second floor space is not available, ground level space can be considered. The space should be no more than twice as long as it is wide, and it should have open areas where columns and other obstructions do not hinder the development of efficient space layouts and office workflow. The offered space must be serviced by a minimum of two accessible elevators. One of the accessible elevators may serve as a freight elevator. 90 parking spaces should be commercially available either on site or within a two block radius of the office. The proposed space must be located within the following delineated area of DeKalb County. North Boundary: Buford Highway, South Boundary: LaVista Road, East Boundary: I-285, West Boundary: North Druid Hills Road The proposed lease is for Ten (10) years, Five (5) years firm. The government will have the right to cancel after the 5th year of the lease. Space must be ready for occupancy no later than June 2, 2009. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building ownership.
