GENERAL INFORMATION: Document Type:Modification to a Previous Notice Solicitation Number:7NV2081A Posted Date:April 9, 2008 Original Response Date:February 29, 2008 Current Response Date:April 30, 2008 Archive Date:May 15, 2008 Classification Code:X—Lease or rental of facilities CONTRACTING OFFICE ADDRESS: General Services Administration, Public Buildings Service (PBS), Realty Services, 600 Las Vegas Blvd, Ste 600, Las Vegas, NV 89101, UNITED STATES. DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 18,554 rentable square feet of contiguous office and related space yielding a minimum of 16,134 ANSI/BOMA office area square feet (previously usable) and three (3) parking spaces for official Government use. Availability of a parking structure is desired although not a firm requirement. Visitor and employee parking must meet at least the minimum code requirements of the local jurisdiction but should meet or exceed sixty-two (62) spaces. Only space located on the ground level will be considered for this requirement. In addition to existing buildings, the Government will consider proposed site locations for a build-to-suit development to satisfy this requirement. TENANT:Citizenship and Immigration Services, DHS (CIS). LOCATION: Offered properties shall be located within the following delineated area of Reno, Nevada: Mill Street (Northern Boundary), The easterly side of US Highway 395 (Western Boundary), Damonte Ranch Parkway (Southern Boundary) and South McCarran Boulevard from Mill Street at the northern boundary to Longley Lane, continuing southerly along Longley Lane to Double R Boulevard, continuing southeasterly along Double R Boulevard to Double Diamond Parkway, continuing easterly along Double Diamond Parkway until it curves back to Double R Boulevard, and continuing southerly along Double R Boulevard to Damonte Ranch Parkway (Eastern Boundary). LEASE TERM: The lease will be for fifteen (15) years, ten (10) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office space. The space shall be altered to meet the Government’s requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ABAAS (previously ADA) standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). Offered space must be located on the ground floor and contiguous. Additionally, proposed buildings or sites must be able to meet security set-back requirements (minimum of 25 feet of defendable space from the building on all sides), POINT OF CONTACT: Expressions of interest should be submitted to the following person and address in writing, via e-mail or via fax, and should provide the building name, address, and the offered square footage or for proposed land development sites the lot size w/proposed layout demonstrating that a single story building of sufficient size with parking and set-backs shown and the APN#. Response should also include a site plan, accessibility to public transit (identifying existing transit stops, route number and schedule) and a list of moderately priced eateries within 1 mile and other employee services located within 2 miles of the site. Brokers or Developers who respond on behalf of a building or land ownership shall also provide written evidence of their authority to represent.
