Description
STATEMENT OF WORKSTEAM PIPE & VALVE REPLACEMENT A. ITEM I, The original hospital construction included low (8 psig) and medium (50 psig) pressure steam supply and return mains in a tunnel system. The mains run from the boiler plant out to the vertical risers. The project consists of the replacement of all existing condensate piping and valves located in the tunnel system. The project also includes replacement of certain existing steam piping and valves located in the 3'x3' branch tunnels (steam piping and valves in main full-height tunnel will remain). The branch run outs from the tunnel to the risers were originally buried beneath the floor and will remain. The bid documents will identify work in the main tunnel (full height tunnel) which will be deleted as part of a Deduct bid alternate. Based on the original 1948 drawings, the main tunnel contains approximately 165 feet each of 8" low pressure steam, 4" medium pressure steam, 4" low pressure condensate, and 3" medium pressure condensate piping. There are approximately 900 feet of branch tunnels (3'x3' tunnels) which contain various sizes of low & medium pressure steam and low & medium pressure condensate piping. The project shall include removal of all items identified as abandoned on the Drawings in the tunnel system to make way for the new installations. In addition, access to some of the steam and condensate piping will require demolition and replacement of some other active piping located above the steam and condensate lines. The low pressure steam system is only required for heating and can therefore be shut down during a portion of the summer months. The medium pressure steam system is required year-round, and work must be phased to minimize downtime. Portions of the 3'x3' tunnels are not accessible and will require new access doors in the floor above as shown on the drawings. These inaccessible sections of tunnel may have asbestos containing materials which will require abatement (abatement is not part of this Bid). The Contractor will notify the VA of any F&T traps (or other non-"Steamgard" traps) found during demolition, and the VA will contract separately with Steamgard to replace such traps once access has been established. B. DEDUCT ALTERNATE NO.1: Delete the replacement of the low pressure and medium pressure condensate return mains in the main tunnel (full height tunnel). The low and medium condensate mains in this area will remain as is. Branch piping will still be replaced as shown on drawings. As part of the Alternate, provide non-destructive testing of the piping wall thickness of the existing condensate mains using an ultra-sonic thickness gauge at a minimum of 24 places. HVAC contractor shall remove a 6" length of pipe insulation at each test point and shall re-install insulation after testing. Furnish test report to the COTR.
