Description
REQUIREMENTS: The National Renewable Energy Laboratory (NREL), a Department of Energy facility operated by the Midwest Research Institute and Battelle, is seeking to lease between 210,000 – 250,000 rentable square feet of office and lab space with associated office space and utilities, within one or more contiguous buildings (meaning within a specified office complex and/or within a five to seven minute walking distance between building locations) and related parking to accommodate a work force of approximately 715 personnel. The term of the lease will be a combination of fixed and renewal options for a five year period commencing approximately November 1, 2008. To determine qualified sources to receive a request for proposal, NREL will conduct a prequalification assessment of submissions received in response to this notice. LOCATION: Submissions must be for available space within the following delineated area in or near Golden, Colorado: NORTH BOUNDARY - West 80th Avenue from Highway 93 on the west to Highway 36 on the east and thence on Highway 36 southeast to Interstate 25; EAST BOUNDARY - Interstate 25 from Highway 36 on the north to Highway 285 on the south; SOUTH BOUNDARY - Highway 285 from Interstate 25 on the east to Interstate C470 on the west; and WEST BOUNDARY - Interstate C470 from Highway 285 on the south to Interstate 70 on the north and thence on Highway 93 from Interstate 70 to West 80th Avenue on the north. Regularly scheduled public transportation within three (3) blocks and on-site employee and visitor parking sufficient to cover commuting and visitor needs should be available. A variety of inexpensive and moderately priced fast food and/or eat-in restaurants should be accessible within a one-half mile radius. Other employee services such as retail shops, cleaners, banks, etc. should be accessible in the immediate area SPACE SPECIFICATIONS: The space must be contiguous (meaning within a specified office complex and/or within a five to seven minute walking distance between building locations) and located in commercial office space. Included in the approximate 210,000 to 250,000 rentable square feet: 18,000 to 20,000 square feet is to be dedicated to wet lab space with associated office space, utilities and ventilation; 3,000 to 3,500 square feet dedicated data center space with 250 KVA of electrical distribution, 100 ton chiller capacity with 100 ton backup, and 100 KVA of uninterruptible power; 8,000 to 8,500 square feet dedicated to library space; and 18,000 to 20,000 square feet dedicated to appropriate storage space. Total leased space must have internal cyber connectivity (provided by lessor) with the data center and telecom switch. Data center electronic equipment and telecom switch will be provided by lessee. Leased space should be Full Service; meaning that all janitorial and maintenance services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy approximately November 1, 2008. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress. If building(s) contain asbestos, they must be managed in accordance with approved local, state and federal regulations. Building(s) must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or be in compliance with local building codes including seismic requirements. Buildings must conform to Fire and Life Safety Codes as adopted by the Authority Having Jurisdiction. Healthful and comfortable air shall be provided as described in the American Society of Heating, Refrigeration, and Air Conditioning guidelines (ASHRAE) LEASE TERM: The lease term shall be for a period not to exceed five years with a combination of fixed and option periods: -Initial fixed term for all of the provided space for a period of two and one-half years (30 months) of which there will be; 1)Fixed term for the lab space with associated office space, utilities and ventilation, and the data center space (together totaling approximately 100,000 nrsf) for the full five year term of the lease 2)For the remaining office and support space (not including the lab space with associated office space, utilities and ventilation, and data center space), after the 2 ½ year fixed term, the lessee shall have the option to extend all or any demisable portions of the remaining space annually with 180 day prior notification to the lessor.
