Description
UNITED STATES GOVERNMENT Seeks Leased Office Space Laredo, TX The United States Government seeks to lease approximately 5,808 rentable square feet (RSF) yielding approximately 5,050 ANSI/BOMA Office Area Square Feet (ABOASF) (previously usable) of contiguous office and related space in Laredo, TX. The delineated area is bounded by the following: N: Loop 20 (Bob Bullock Loop) S: E. Saunders St. E: Loop 20 (Bob Bullock Loop) W: I-35 frontage (please see map attached) The anticipated term is ten (10) years, five (5) years firm and the lease should be fully serviced. The estimated occupancy date is May 8, 2009. Buildings offered for consideration must be energy efficient and of sound and substantial construction of the type generally recognized as attractive, well maintained, and nicely landscaped with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, accessibility, and OSHA. Streets and public sidewalks must be well maintained and twenty-four (24) hour access control is required. Offered space cannot be located within a floodplain. Occupancy must be on the 2nd floor or higher and industrial space will not be considered. If an Offeror proposes new construction, the site must have a 20 foot setback from all boundaries, blast resistant facade, and offer ease and accessibility to access roads. Expressions of interest should include the following information at a minimum: •Building name/address; •Location of space in the building and date of availability; •ANSI/BOMA defined office area/usable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, utilities, and tenant improvement allowance; •Name, address, telephone number, and email address of authorized contact; •Cost per acre of land; •Site Plans. The Government is using a tenant broker to represent them in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
