Description: THIS IS A MODIFICATOIN TO THE AD PLACED ON 3/17/8 FOR PROJECT U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 35,330 RSF (30,722 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE ATLANTA AREA AS HEREINAFTER DESCRIBED. Existing buildings and new construction will be considered. Space must be located within the delineated area below: North:GA State Road 154 (Cambellton Road/Lakewood Freeway - Langford Pky.) South:I-75 and GA State Road 85 East:GA State Road138 (Jonesboro Road) West:GA State Road 70 (Fulton Industrial Blvd) Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. A new construction site will require a 20-foot setback from the building to the curb or other boundary. On-site parking must meet/or exceed local code. At least 119 parking spaces must be commercially available on-site for employees and visitors. The location should be accessible by public transportation. All offered space must be contiguous within the building. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government’s security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be ten (10) years, ten (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain To submit a location for inspection, please forward information by 5:00 PM EDT, April 24, 2008. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number – 7GA2198. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
