Description

REQUIREMENT: The General Services Administration seeks to lease space consisting of approximately 15,560 rentable square feet yielding 13,520 ANSI/BOMA usable square feet of office and related space. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. DELINEATED AREA: Space must be located within the following boundaries: North: Essen Lane East: Jefferson Highway (73)/Airline Highway South: Highland Road (42) West: Perkins Road (427) REQUIRED: On-site parking for 27 government vehicles is required with the ability to provide 3 additional spaces during the lease term. Underground parking will not be considered. Public transportation is required within 2 blocks. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. There is a 30 foot setback requirement for new construction and existing buildings. The 30-foot setback needs to be from the façade of the building to the nearest point accessible by a vehicle or the curb. Space must be located on 2nd floor or higher if existing building is offered. If new construction stand alone building is offered, ground floor space is acceptable. Agency property cannot be within 250 yards of residential areas, daycare centers, schools, churches, hospitals, gas stations etc. LEASE TERM: Term is for fifteen (15) years/ ten (10) years firm. Proposed occupancy date is July 1, 2010.
