Description
DESCRIPTION: The General Services Administration (GSA) is interested in leasing approximately 11,248 rentable square feet of office and related space yielding a minimum of 9,781 ANSI/BOMA office area square feet (previously usable) and ten (10) on-site reserved parking spaces for official vehicles. LOCATION: Offered properties shall be located in Las Vegas, NV within the area bounded on the North by the Cheyenne Avenue, on the West Jones Blvd, on the South by Tropicana Avenue, and on the East by South Nellis Blvd north to Boulder Highway to Lamb Boulevard. Both sides of boundary streets shall be considered. LEASE TERM: The lease will be for fifteen (15) years, ten (10) years firm term. REQUIRED: Offered properties must be of sound and substantial construction of a type generally recognized as modern Class “A” office space. The space must be contiguous on one floor and second level or higher space is preferred. The space must meet or be capable of meeting government accessibility standards, life safety performance levels, and seismic certification. The space shall be altered to meet the Government’s requirements and a fully serviced rent structure will be requested. The tenant will not be located near Public Defenders, U.S. Customs/INS, Social Services, Probation Offices, or other businesses or facilities deemed unacceptable by the tenant for security purposes. Properties that provide underground parking shall have access controlled parking restricted to building tenants only. Properties that provide open/general parking below the building proposed for the tenant shall not be considered. Properties should have a 30 foot setback from the façade of the building to the nearest point accessible by a vehicle.
