Description
The United States Government seeks to lease office space for the Office of Principal Legal Advisor (OPLA), Federal Protective Services (FPS) and the Office of Acquisition Management (OAQ) consisting of approximately 20,269 Rentable Square Feet yielding a minimum of 17,626 ANSI / BOMA Office Area Square Feet in Orlando, Florida within the following delineated area: North: SR 50 (Colonial Drive) South: 417 Toll Road East: 417 Toll Road West: Interstate 4 and SR 535. The proposed lease term is for five (5) years / three (3) years firm. Contiguous space on one floor is preferred. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. All services, utilities and tenant improvements must be provided as part of the rental consideration. A minimum of 5 on-site parking spaces shall be available, preferably at no additional cost, for government vehicles. Parking shall be available for visitors and employees within a one-block radius of the office. Space must be ready for occupancy no later than April 1, 2009. GSA will issue another advertisement for leased space to house EOIR with approximately 18,765 Rentable Square Feet yielding approximately 16,317 Usable Square Feet of office space. The delineated area and estimated occupancy date will be the same as required in this advertisement. Offerors that can accommodate the space needs of EOIR and DHS will be given award preference. The total square footage required for EOIR and DHS is approximately 40,000 Rentable Square Feet. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. Sub-leases are not acceptable.
