If you responded to that advertisement you do not need to respond again.**** United States GovernmentSeeks Sources for Lease of Office and Related Space in Metropolitan Washington, D.C. The General Services Administration (GSA) is seeking offers to secure a site, design, construct and maintain a new office building of approximately 180,000 BOMA rentable square feet, under a long-term lease arrangement in Metropolitan Washington, D.C. This will be a dedicated facility for a Federal Law Enforcement Agency, which must have a minimum 100 foot setback from the property lines. The site shall be located within the following delineated area: The District of Columbia. Virginia: Fairfax, Arlington, Prince William and Loudoun Counties; Cities of Alexandria, Falls Church, and Fairfax. Maryland: Prince George's and Montgomery Counties. The following site characteristics include some of the minimum requirements: - The offered site must provide or have the ability to provide two means of ingress and egress from the site. - The site must be able to meet the Government security risk assessment. - The offered site must meet Government environmental standards. - The Offeror must be able to deliver a completed building no later than August 2010, based on a September 2008 lease award. - The site must be of sufficient size to effectively achieve the required setbacks, parking, and security enhancements, containing a minimum of approximately seven acres. LEASE TERM: The proposed rental term shall be for ten (10) years firm. OCCUPANCY: No later than August 1, 2010. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the proposed building and site offered. Expressions of interest should include the following information: 1.Schedule for completion and occupancy date. 2.A site plan, showing the project location and acreage available. 3.Information on proposed building ownership, and current site ownership. 4.Status of zoning, site plan approval, and existing infrastructure. The successful Offeror will construct and then lease, a building consisting of approximately 180,000 rentable square feet equating to no less than 150,000 ANSI/BOMA square feet of office and related space plus 30 outside secured parking spaces, meeting U.S. Government specifications. This solicitation will be conducted under the guidelines of the Design Excellence Program and is a two-phase leasing procurement. This program stresses design creativity and quality.
