Description
The United States Government seeks to lease approximately 76,570 rentable square feet (RSF) of space to yield approximately 66,583 ANSI/BOMA square feet of contiguous office space in New Orleans, Louisiana. Offered space must be fully serviced and located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction, capable of being altered or constructed to meet the Government specifications. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Approximately 180 structured parking spaces are required. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. Occupancy is desired for February 1, 2009. The Government currently leases under firm terms, approximately 54,388 rsf with 37,837 rsf expiring in May 2013 and 16,551 expiring in April 2010. There currently exists a need for an additional 22,187 rsf. It is critical to the Government that this total of 76,570 rsf be located in adjacent space. The Government would consider relocating if it is to its financial benefit. Lessor will be required to provide a secure ground level Sally Port as part of the Shell Rent. Such Sally Port will be of sufficient size to allow for bus transfer of inmates. Seven inmate holding cells with a secure processing center will be constructed within the leased space and lessor will have to allow for the secure movement of inmates from the ground level to the processing center and within the leased space. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Adequate parking should be available within a 2-block radius. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. Occupancy is desired for May 1, 2009. LEASE TERM: Term is for 10 years firm.
