- UNITED STATES GOVERNMENT Seeks Office Space or Expressions of Interest Rutland, Vermont The United States Government seeks to lease office space consisting of approximately 2,827 rentable square feet, with six access-controlled parking spaces, for a federal agency in Rutland, Vermont, and seeks expressions of interest from the record owners, or from authorized agents of such owners, of 1) existing buildings or 2) sites containing a minimum of one acre and a maximum of two acres for construction on that site of a new Class A office. The configuration of the site and the security requirements will determine the total number of acres or a portion thereof required. Location: Within the City Limits of Rutland or Adjacent Townships. This federal government client cannot be located near businesses, residences or facilities deemed unacceptable for security purposes. The site or space must be strategically located for the operational needs of a federal agency and have convenient access to major highways, but not be adjacent to overpasses, bridges, elevated ramps, or railroad tracks. The office space should yield 2,292 ANSI/BOMA usable square feet and shall be contiguous. Access controlled parking is required for six vehicles. A setback from public streets is preferred. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Sites should have adequate electrical power, sanitary sewer, water, telephone, cable TV and fiber optics available, or easily accessible. Any property submitted for consideration must be relatively flat and consist of a minimum of one acre to a maximum of two acres and be located outside of any designated 100 year floodplain. The property should not have any easement(s) or right(s)-of-way encumbering the property that break up the buildable area. Site Proposals must include the following information: 1) location map; 2) address; 3) aerial photos, if available; 4) site plan identifying existing structures, if any; 5) legal description; 6) prominent features; and 7) land cost, if appropriate. The proposed lease is for 15 years, 10 years firm and should be fully serviced. Space must be ready for occupancy no later than December 1, 2008.
