Description
DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKSEXPRESSIONS OF INTEREST FOR MEDICAL SPACE VA seeks to lease approximately 27,989 BOMA usable square feet of contiguous space to be used for a mental health/medical and other related space in Syracuse, NY. The offered space shall not be on more than 2 floors. A lease term up to 20 years is required. The government desires 140 parking spaces with a minimum of 60 spaces located on-site and the remaining spaces being located within a two (2) block radius of the building. The desired occupancy date is January 31, 2009. Space must be located within the following delineated area; From the corner of Irving Avenue and Van Buren Street (SE corner of Syracuse VAMC property), West to I-81, North to Adams, West to Clinton, North to Erie Blvd, West to Geddes, North to West Genesee, East to James, Northeast to Teall, South to I-690, East to I-481, South to East Genesee, West to Westcott, South to Euclid, West to Comstock, North to University Place, West to Irving Avenue, and south to Van Buren Street. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, GSA, VA, State, and Local codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD as built floor plans identifying the space offered, if available; on-site parking ratios and potential off-site parking lots/garages to accommodate VA employee parking requirements; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The Government will pay no more than the appraised fair market rental value for space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
