Description
UNITED STATES GOVERNMENT Seeks Leased Office Space Grenada, MS The United States Government seeks to lease approximately 8,946 Rentable Square Feet (RSF) yielding 7,779 ANSI/BOMA Office Area Square Feet (ABOASF) (previously usable) of space under one lease for two separate Government agencies that must be co-located (two separate blocks of space) in Grenada, Mississippi, within the following delineated area: The City Limits of Grenada, MS Block A: Approximately 7,876 RSF, yielding 6,849 ABOASF of space. First floor space is desired. A minimum of 35 parking spaces is required. Enough additional parking must be provided on-site to meet current code requirements. The Contracting Officer for this procurement is Kenny Day, phone number 404-562-7716. Block B: Approximately 1,070 RSF yielding 930 ABOASF of space. A minimum of 5 parking spaces is required. Enough additional parking must be provided on-site to meet current code requirements. Amenities must be available within the following parameters: A variety of inexpensive and moderately priced fast food and/or eat-in restaurants shall be located within one-half (½) mile. Other employee services, such as retail shops, cleaners, banks, etc. shall be located within one (1) mile. The lease term is for fifteen (15) years, ten (10) years firm, with the Government having cancellation privileges after the tenth year and must be fully serviced. The offered spaces must meet Government requirements for Fire Safety and Handicapped Accessibility. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. The space cannot be more than twice as long as it is wide. A new construction site will require a 20 foot setback from the building to the curb or other boundary. Spaces must be ready for occupancy no later than April 1, 2010. All expressions of interest by brokers/agents must be accompanied by a site plan and written evidence of authorization to represent the building’s ownership. Sub-leases are not acceptable.
