- Description
- REQUIREMENT: The United States Government seeks to lease approximately 4,132 Rentable Square Feet (RSF) of office space to yield 3,770 Usable Square Feet (USF) of space. The site must be located outside the 100-year flood plain. Space must be contiguous and located on or above the second (2nd) floor of the building. For proposals of new construction, a 20 foot stand-off distance shall be provided from defended perimeter to the façade of the building. For proposals of space in existing buildings, a 20 foot stand-off distance shall be provided from the curb line or nearest point accessible by a vehicle, to the façade of the building to house the tenant. In addition to the rental costs, the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. Note that these same costs may not be factored in when evaluating whether it is most advantageous to the Government to remain in the current lease location. DELINEATED AREA: The space will be located within the following delineated area: North: 5th Street East: Pine Street South: 4th Street West: Cypress Street REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Four (4) on-site, reserved parking shall be provided, with the ability to provide one (1) additional parking space over the lease term. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
