- Description
- The United States Government (The Department of Veterans Affairs) is seeking to lease approximately 28,982 net usable square feet for use as a VA outpatient clinic. Space may be provided by new construction of a build-to-suit building, land for the development of a new building or by alterations to an existing building. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The space is preferred to be on one floor. The space to be provided must have a floor live load capacity of not less than 100 pounds per square foot unreduced throughout. The building site must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Among these requirements the building must be set back from all public right of ways, driveways, and parking areas not less than twenty (20) feet on all sides. The proposed site must provide a minimum of 100 parking spaces adjacent to the building. The building and parking area must be fully accessible meeting all requirements of the Architectural Barriers Act Accessibility Standard (ABAAS). If a new building is proposed it must be Leadership in Energy and Environmental Design (LEED) or Energy Star certified, and the space must be available for occupancy by May 2010. The lease term shall be for at least ten years firm term with two (2) five-year options to renew. If acreage is submitted, it must accommodate building requirements, parking, set backs, green space and space for exterior generator area. Any existing building must meet all current federal seismic criteria. Building name or development site, address, age of building and owner. 2. Total BOMA rentable square feet, existing or proposed, for land, the acreage and current zoning. 3. Cost of land 4. If an existing building is proposed, submission must include scaled building plans, renderings and site drawings, which detail the number of parking spaces. 5. Evidence that the property is outside the 100 year flood plain. Note: The government will pay no more than the appraised fair market rental value for space.
