- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN LAREDO, TX STAR #: 8TX2049 The United States Government seeks to lease contiguous office space. The space offered must consist of approximately 5,100 rentable square feet in the Laredo, TX. The space should yield 4,434 ANSI/BOMA usable square feet. Offered space must be fully serviced and located in a prime commercial office district with attractive, tasteful rehabilitation in modern use or new construction, capable of being altered or constructed to meet the Government's specifications. Space shall be located on floor two or higher. Space on ground level or first floor will not be considered. Site must be located outside of the 100-year flood plain. Sub-leases are not acceptable. Office space should be existing in market. No new construction or build to suit will be considered. The Government will require a minimum of fifteen (15) secured, reserved inside parking spaces. The proposed space must be located within the following delineated area: North:Shiloh Drive South:E. Carlton Rd... East:McPherson Avenue West:Interstate 35 (frontage) The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Special Requirement for swing space: The space offered must consist of at least 2,550 rentable square feet in Laredo, TX. The space should yield 2,217 ANSI/BOMA usable square feet. Space must be ready for occupancy no later than August 17, 2008. Completed full service space must be ready no later than October 30, 2008 All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Adequate secure parking should be available on-site. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership.
