Description
REQUIREMENT: The United States Government seeks to lease approximately 793 Rentable Square Feet (RSF) of office space to yield 661 Usable Square Feet (USF) of space. The site must be located outside the 100-year flood plain. In addition to the rental costs the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. Note that these same costs may not be factored in when evaluating whether it is most advantageous to the Government to remain in the current lease location. DELINEATED AREA: The space will be located within the following delineated area: North: Ogden Avenue East: I-294 South: 55 Street West: Kingery (Route 83) REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Three (3) parking spaces (preferably covered) are required. The space must have convenient interstate and local highway access. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
