Description
REQUIREMENT: US Government is seeking to lease approximately 11,100 rentable square feet yielding a minimum of 9,650 ANSI/BOMA area square feet of contiguous office and related space in Rapid City, SD for use by tenant for personnel, furnishings, and equipment. Parking area must be fenced for security and able to accommodate oversized vehicles as well as two ATV storage sheds (9x12 each). Nineteen fleet vehicles require 300 SF per vehicle. Additionally, 40 employee, 29 visitor, and 4 handicapped parking spaces are required. All parking areas must be paved and provide adequate illumination. The building must meet Federal Government standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. A fully-serviced lease is desired. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Building must be professional and prestigious in appearance, well-maintained, and of modern design or tastefully rehabilitated for modern use. Space offered must have potential for efficient layout and be ready for occupancy by mid to late 2009. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. Existing buildings or new construction will be considered. DELINEATED AREA: Space must be located in the Rapid City metropolitan area and within Pennington County, specifically in townships 2N7E, 2N8E, and 1N8E, essentially the area bounded by Interstate 90 running East and West and Routes 79/18/385 going South. LEASE TERM: Lease term is fifteen (15) years with a firm term of five (5) years. EXPRESSIONS OF INTEREST: If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, May 29, 2008. Expressions of interest should include building name and/or site address, legal description, 1/8 inch scale drawing of space offered or proposed site plan, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), method of measurement used to determine rentable square feet, and contact information for owner or authorized agent.
