- REQUIREMENT : The U.S. Government is seeking to lease office and related space consisting of approximately 12,034 rentable square feet. The rentable space shall yield a minimum of 10,464 ANSI/BOMA office area (previously usable) square feet of contiguous office and related space, in Newburgh, NY. A total of 12 parking spaces is needed of which 3 must be Secured/Caged structured parking. The amount of parking on site must meet at least the current local code requirements. Requested space must be fully-serviced and in a building that can be customized to meet the Government’s needs and security requirements. The building must meet Federal Government standards for fire safety, must be compliant with the Architectural Barriers Act Accessibility Standard (ABAAS). All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. The Government reserves the right to determine acceptability of the offered property as to the building’s structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and roads, and the availability of public transportation. Basement or below grade space is unacceptable. Space offered should be no more than twice as long as it is wide. A minimum and column spacing of 25 feet is preferred. The amount of parking on site must meet at least the current local code requirements. Space offered must have potential for efficient layout and be ready for occupancy by May,2009. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership.. DELINEATED AREA : Space must be located within the following boundaries: § Hwy 87 to the West § Hwy 17K to the North § Hwy 9Wto the East § Hwy 94 to the South LEASE TERM : Lease term is ten (10) years with a firm term of five (5) years. Expressions of interest should include building name and address or map coordinates for proposed tract, legal description, 1/8 inch scale drawing of space offered or site plan, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), method of measurement used to determine rentable square feet, common area factor (s) for available space by floor and contact information for owner or authorized agent.
