- EXPRESSIONS OF INTEREST TO LEASE OFFICE SPACE Expressions of Interest to Lease Office Space in Newark, NJ The United States Government is requesting expressions of interest to lease office space in Newark NJ for the U.S. Department of Justice Trustee Program Office. The current lease is due to expire June 30, 2009. The Government intends to award a lease with a ten (10) year term with termination rights after the first five (5) years. The lease shall be fully serviced to include all utilities, maintenance, and services. The space shall include finished demising walls with utility and IT connections in the space. Tenant improvements shall be provided by the Lessor with costs amortized over the 5 year firm term. The leased space shall provide between 13,247 to 13,645 rentable square feet yielding between 11,519 to 11,865 ANSI/BOMA office space with one designated vehicle parking space located within the building. The space must be in compliance with Federal handicapped, fire and life safety standards. Expressions of interest must be submitted in writing no later than June 16, 2008 and shall include the following information: 1. Building name, address, and the location of space in the building. 2. One-eighth inch scale drawing of space offered. 3. ANSI/BOMA defined Office Area Square Feet 4. Rentable Square Feet Offered and Rental Rate per Square Foot (Specifying services, utilities, and any tenant improvement allowance included) 5. Name, address, telephone number, and email address of the individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror shall participate in negotiations on behalf of only one owner. The Offeror shall not enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the US General Services Administration. Delineated area: Bridge Street on the north Kinney Street on the south Broad Street on the west NJRR tracks and the Passaic River on the east. Note: Buildings located immediately adjacent to the delineated area may be considered on a case-by-case basis at the sole discretion of the Government.
