Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 18,645 rentable square feet yielding 16,213 ANSI/BOMA office area square feet of contiguous office and related space in Louisville, KY. Space must be located within the Central Business District with attractive, prestigious surroundings and a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The Government does not accept sub-leases. DELINEATED AREA: Central Business District NORTH: Ohio River EAST: South Hancock St. to I-65 SOUTH: York St. to South 2nd St. to West Jacob St. to East Jacob St. to Finzer St. WEST: Roy Wilkins Ave. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. 25 secured parking spaces are required either on site or within 2 blocks of the space. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Newly constructed buildings are required to meet a 20-foot setback from streets and public parking. This requirement applies to “all sides” of the building. The building must be ready for occupancy no later than December 1, 2009. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
