Description
REQUIREMENT: The United States Government seeks to lease approximately 3,464 Rentable Square Feet (RSF) of office space to yield 3,464 ANSI/BOMA Usable Square Feet (USF) of space. The site must be located outside the 100-year flood plain. Space must be contiguous and located on or above the third (3rd) floor of the building, and preferably below the top floor of the building. The Government is interested in considering alternate space if economically advantageous to the Government. In determining whether relocation will be economically advantageous to the Government, the GSA will consider cost factors including, but not limited to, the total cost of the physical move including telecommunications equipment, LAN systems, office furniture (conventional and system furniture workstations) and telephone systems. DELINEATED AREA: The space will be located within the following delineated area: North:Wood Street East:S. Avenue and Watt Street South:Front Street West:N. Hazel Street REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Ceiling height shall be at least 9 feet, 0 inches. Columns shall be separated by a minimum of 20 feet (measured on center). Two (2) on-site, reserved parking shall be provided, with the ability to provide two (2) additional parking spaces over the lease term. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. This procurement is subject to co-location restrictions. Further information regarding such restrictions will be provided upon request. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
