- UNITED STATES GOVERNMENT SEEKS TO LEASE OFFICE SPACE IN WAUSAU, WISCONSIN (Project Number GS-05B-18123) The United States Government seeks to lease class ‘A’ office space in Wausau, Wisconsin. The space offered must consist of approximately 2,300 rentable square feet yielding a minimum of 2,000 ANSI/BOMA usable square feet and a maximum of 2,200 ANSI/BOMA usable square feet. DESCRIPTION: Site must be located outside the 100-year flood plain. Space must be contiguous and located on the second (2nd) floor or above. First (1st) floor will be considered if no other space is available or deemed appropriate by agency, however second floor or higher is preferred/required. For proposals of new construction, a 20-foot stand-off distance shall be provided from the property line to the façade of the building. The location must be accessible to major highway arteries. In addition, the space shall be located in surroundings conducive to a professional business area. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. DELINIATED AREA: The proposed space must be located within the following delineated area: North:Bridge Street; South:Lake Wausau; East:6th Street; West:3rd Avenue. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Two (2) on-site, reserved parking spaces are required. Facilities that provide underground parking should have access controlled parking restricted to building tenants only. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Public transportation and parking must be within three (3) blocks of the building. LEASE TERM: The proposed lease is for fifteen (15) years, ten (10) years firm, with the Government having cancellation privileges after 10 years. ESTIMATED OCCUPANCY DATE: June 1, 2009.
