Description
This Modification revises the previous delineated area and extends the response deadline. The Government seeks to lease flex/office space yielding approximately 7,739 ANSI/BOMA usable square feet (USF) and secure warehouse space yielding approximately 3,500 USF in Houston, Texas within the following designated area: The space should be located within the Port of Houston area (within five miles of the Houston Ship Channel. Optimal locations would be along the following highway corridors: North - From US Hwy 90 and IH 610, East on US Hwy 90 to North Sam Houston Parkway (East). East -From North San Houston Parkway (East) and US Hwy 90, South to Hwy 225, then East to Hwy 146 and South to Red Bluff Road. South - From Hwy 146 and Red Bluff Road, West on Red Bluff Road to Bay Area Blvd., South on Bay Area Blvd. to IH 45. West - From IH 45 and Bay Area Blvd., North on IH45 to IH 610 North, and North to Hwy 90. (Please see the attached map for a visual depiction of the delineated area.) The warehouse space should be approximately 50 feet wide by 70 feet deep with two bay doors. The doors should be at least 16 feet high to accommodate an 18-wheel tractor-trailer. The proposed lease is for 10 years, 5 years firm, and should be fully serviced, including all services, supplies, utilities, and tenant improvements which will be provided in consideration of rental to be paid, and must yield sufficient parking for employees and visitors. Space must be ready for occupancy no later than December 17, 2008. The offered space must meet GSA Fire and Life Safety Standards, and Americans with Disabilities Act (ADA) requirements. The Government reserves the right to approve the design and will require its design excellence standards be achieved. Designated, secured parking for 18 Government vehicles and reserved parking for three guest vehicles is required. Section 2 of Executive Order 13006 requires that in filling their space needs, federal agencies give first consideration to locations in a specifically prescribed hierarchy as follows: Historic properties within historic districts* Sites within historic districts (whether developed or undeveloped) Historic properties outside of historic districts Expressions of interest must be submitted in writing no later than July 11, 2008, and should include the following information: street address and building name, if applicable; square footage offered, name, address and phone number of individual to be contacted; and evidence of authority to represent the owner. Historic Districts include those determined eligible by GSA or a State Historic Preservation Officer, or designated by any State, local or Indian tribal government under pertinent State, local or tribal law.
