Description
U.S. GOVERNMENT IS COMPETING EXISTING LEASED LOCATION General Services Administration for the The Department of Homeland - Customs Boarder Patrol San Diego, CA Project No. 5CA0656 The General Services Administration is conducting a competition for 45,487 rentable square feet of alternative office and related space and will relocate if a consideration of the economics involved and other factors are supportive. The ANSI/BOMA Office Area Square Footage must yield a minimum of 39,598 to 41,577 square feet of contiguous office and related space with 63 reserved secured parking spaces. The space will be used by the Department of Homeland Security to house personnel, furnishings, and equipment. The cost of relocation including the replacement of furniture, telecommunications, tenant improvements, and above standard alterations as well as agency mission and other factors will be considered. The space must be in an office building and section of the city that is professional and prestigious in appearance, well-maintained and of modern design and/ or tastefully rehabilitated to modern use with access to public transportation. The space must meet or be capable of being altered to meet the Government's requirements for accessibility and seismic safety and not be located in a flood plain. Offers for new construction will require the building to be set back from the street. There should be, as determined by the GSA Contracting Officer, adequate public parking, public transportation, eating facilities, and other services such as retail shops, banks, and cleaners in the area. Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only. SPACE IS TO BE LOCATED WITHIN THE FOLLOWING DELINEATED AREA: North: Date Street East: Interstate 5 South: Imperial Ave. West: Harbor Drive Lease term: The term is for ten (10) years, five (5) years firm. OCCUPANCY: Space must be ready for occupancy by July 31, 2009. EXPRESSION OF INTEREST SHOULD INCLUDE THE FOLLOWING: In all correspondence, please refer to Project Number 5CA0656, and include the following: 1. Building/subdivision/lot name and address. 2. Rentable square feet, and rate per rentable square foot. Indicate the size of the lot if offering a build to suit. •3. Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. •4. Date space is available •5. Any information regarding topography or other influences unique to the site that may affect the layout of the proposed space. •6.
