Studley c/o Carpenter/Robbins Commercial Real Estate, Inc., Agent for the General Services Administration, 3160 Crow Canyon Road, Suite 200, San Ramon, CA 94583. DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 17,000 rentable square feet of contiguous office and related space yielding a minimum of 14,800 ANSI/BOMA office area square feet (previously usable) and three (3) reserved parking spaces for Government vehicles. Visitor and employee parking must meet at least the minimum code requirements of the local jurisdiction. The space must be contiguous on either the ground floor or on the first and second floors with at least 50% of the offered space located on the ground floor and a minimum of two (2) elevators providing service between the first and second floors. The building must meet or be capable of being altered to meet the Government’s specifications, as well as current requirements for Fire and Life Safety and Handicapped Accessibility. TENANT:Social Security Administration (SSA). LOCATION: Offered properties shall be located within the following delineated area of Santa Rosa, California: North: Piner Road to Range Avenue to Bicentennial Way East: Mendocino Avenue South: College Avenue and W College Avenue West: Marlow Road Both sides of boundary streets shall be considered. LEASE TERM: The lease will be for fifteen (15) years, ten (10) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office space. The space shall be altered to meet the Government’s requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ABAAS standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). In addition to existing buildings, the Government will consider proposed site locations for a build-to-suit development to satisfy this requirement.
