- REQUIREMENT: The General Services Administration is interested in leasing approximately 29,400 rentable square feet, which will yield 25,565 ANSI/BOMA office area square feet of office space. Existing buildings and lease construction will be considered. The space will be occupied by Department of Homeland Security. LEASE TERM: 20 years; 10 years firm term. UNIQUE REQUIREMENTS: Space offered must be contiguous on one or two floors and must have potential for an efficient layout. New construction and existing space will require a minimum 50-foot setback with a preference for a 100-foot setback, from any vehicular traffic including visitor or non-secured parking. Space should be located in a professional office setting. Space shall not be located within close proximity to residential areas, schools, parks or churches. The Government requires a fully serviced lease including a total of 32 onsite secured parking spaces, 73 employee spaces and 15 visitor parking spaces. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Space must be fully handicapped accessible. LOCATION: Offered properties must be located in the city limits of Big Spring, Texas. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address for existing space. 2)One-eighth inch scale drawing of existing space offered – including square footage and method of measurement used to determine rentable square feet. 3)For unimproved sites provide specific location. 4)For unimproved sites provide site plan and location map. 5)For unimproved sites provide total available acreage and proposed acreage. 6)Name, address, and telephone number of individual to be contacted. 7)Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
