Description

Lease Space to the U.S. FEDERAL GOVERNMENT in Richmond, Virginia. Requirement: The Federal Government is interested in leasing approximately 17,733 square feet of rentable space. The rentable space shall yield 15,420 BOMA Office Area square feet of office and related space available for use by tenant for personnel, furnishings, and equipment. The Government presently occupies 15,420 BOMA Office Area square feet of space at the North Run Business Park, North Run VI, 1700 East Parham Road, Richmond, VA. The Government is evaluating a Renewal Option and will consider relocation if economically advantageous to the Government. The Government will consider agency mission requirements, the cost of moving from the existing location, alterations, etc., when deciding whether it should relocate. Unique Requirements: Federal tenant requires laboratory space. Also, property must be located in an area which has direct access to major interstate highways (Interstate 95 and Interstate 64, the major north-south and east-west corridors). Downtown properties and properties south of Richmond are not acceptable. Area of Consideration: Richmond, Virginia vicinity as follows: North:Interstate 295 South:Point where Interstate 95 runs into Interstate 64 East:Interstate 95 West:Interstate 64 to Interstate 295 Lease Term/Occupancy: Ten years; five years firm. Space must be ready for occupancy no later than October 22, 2008. Expressions of interest shall be submitted to the below no later than July 8, 2008 and include the following: (1) Building Name and Address, (2) BOMA Office Area Square Feet and (3) BOMA Office Area Rate Per Square Foot.
