- The United States Government seeks to lease office/flex space consisting of approximately 34,096 rentable square feet in San Antonio, Texas and surrounding areas within the following delineated area: North - Loop 410; South - Loop 410; West - Loop 410; East - Loop 410 to Rigsby Road to Foster Road to Rittiman Road to Loop 410/Interstate 35N. The space must be able to yield a minimum of 29,649 ANSI/BOMA Office Area square feet with ample parking spaces both secured and surface. Parking requirements are as follows: 4 secured spaces and 75 surface spaces. The set-back requirements are 50 feet. The proposed lease is for fifteen (15) years with ten (10) years firm and must be fully serviced. Space must be ready for occupancy no later than March 1, 2010. All space offered must be contiguous on one floor. Use of space shall be a combination of office, special use space such as lab/production area, and other secured areas, etc. Locations must provide two (2) loading docks that will accommodate various heights. Offered space must be able to accommodate a raised slab and have a minimum of nine (9) foot ceiling height. Land sites will also be considered for new construction opportunities. Additionally, space must be located in a business park district with attractive, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. All services, utilities and tenant improvements must be provided as part of the rental consideration. The offered space must meet Government requirements for security, fire and life safety and handicapped accessibility.
