Description
The Government is interested in leasing approximately 9,071rentable sq.ft. yielding 7,888 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in ROANOKE RAPIDS, NC. This space is required no later than October 2, 2009. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: North: W10th Street to Rapids Street, north to W 5th Street to Virginia Street; East: Virginia Street to Old Farm Road, to Route 158, east on Route 158 to include all of Sleep Inn Road, Route 158 to include all of Premier Blvd. (properties to be included must touch on either: the east or west side of Sleep Inn Road or Premier Blvd., on either the north or south side of Route 158); South: Route 158 at Roanoke avenue, east to Route 125, south on Route 125 to Old Farm Road, north on Old Farm Road to 4th Avenue, east on 4th Avenue to Premier Blvd; West: West on W 10th Street to Hinson Street to Roanoke Avenue, south on Roanoke Avenue to Route 185. Unique Requirements Overview: Offers must be for contiguous space ideally on the first floor for maximum operational needs in a quality building of sound, substantial Class “A” construction and location shall embody a corporate professional office image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. Ramps inside the office will not be acceptable. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Parking spaces identified within a 2 block area to accommodate a ratio of 1 parking space per 200 rentable square foot. Security, fire, safety, and ADA accessibility requirements will also apply to Government Requirements for acceptability. No sub-leases.
