Description
REQUIREMENT: The U.S. Government is seeking to lease 6,500-6,700 rentable square feet of contiguous office/warehouse related space for the Census Bureau in El Paso, Texas. Space must be located in the delineated area described below within a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Existing buildings as well as build to suit opportunities will be considered. LOCATION: The U.S. government will be evaluating offers within the following delineated area: Starting in the NW corner at the intersection of New MexicoTexas State Line and State Hwy 259 East on State Hwy 259 to its intersection with State Hwy 20 South on State Hwy 20 to its intersection with State Loop 375 East, then south on State Loop 375 to its intersection with Pelicano Dr (FM 659) East on Pelicano Dr (FM 659) to its intersection with Berryville St South on Berryville St to its intersection with Darrington Southeast on Darrington to its intersection with Horizon Blvd (FM 1281) West on Horizon Blvd (FM 1281) to its intersection with I-10 Southeast on I-10 to its intersection with creek (northwest of Gateway East) West on creek to its intersection with Mankato Rd Northwest on Mankato Rd to its intersection with Socorro City Limit West on Socorro City Limit to its intersection with Rio Grande River Northwest on the Rio Grande River to its intersection with the New MexicoTexas State Line North on New MexicoTexas State Line to start Please call for map of the delineated area. Regularly scheduled public transportation and/or employee parking within one (1) block sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17th, 2009. Three (3) reserved parking spaces are required. A space with a loading dock would be preferred, and first floor space will also be given a preference. An award of contract will not be made for a property located within a base floodplain (100-year floodplain) or wetland unless the Government has determined it to be the only practicable alternative. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the current requirements for disabled access, must be altered or constructed to meet the Government's requirements, and must be fully serviced. The building must also conform to the seismic requirements per “Handbook for the Seismic Evaluation of Buildings - A Prestandard” (FEMA 310) and can be obtained by calling the FEMA Distribution Center at (800) 480-2520. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. All potential sites offered must include site plans with submission.
