Description: Description The United States Government has a requirement for office and related space in Suburban Maryland, to include Montgomery and Prince George’s County, consisting of up to 935,401 contiguous BOMA Rentable square feet (BRSF) for the Department of Health and Human Services (HHS). The rentable space must yield a minimum of 733,925 BOMA Office Usable square feet (BOUSF) to a maximum of 811,181 BOMA Office Usable square feet for use by Tenant for personnel, furnishings and equipment. The entire requirement must be fulfilled in one location in no more than four buildings, one of which must be approximately 409,436 BOUSF. The Government must be the sole Tenant in each building. All proposed building(s) must have site plan approval and be able to demonstrate the ability to commence construction within five months of lease award. The offered building(s) must meet “Level 4 Security” as prescribed by the Government’s Security Standards. Available at www.oca.gsa.gov. LEASE TERM: The lease term is for fifteen years firm. OCCUPANCY DATE: Phased Occupancy shall occur between January 1 and June 30, 2012. LOCATION: Suburban Maryland, defined as within Montgomery County and Prince George’s County.
