- REQUIREMENT: The U.S. Government is seeking to lease approximately 3,105 rentable square feet yielding a minimum of 2,700 ANSI/BOMA area square feet of contiguous office and related space in Elko, NV for use by tenant for personnel, furnishings, and equipment. All perimeter windows less than 18 feet from the ground or an accessible platform will be considered first floor windows. Fifty-foot setback is the standard for new construction proposals. Location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. On-site reserved and secure parking is required for four (4) fleet vehicles with the future capability to provide an additional two (2) parking spaces over the lease term. The building must meet Federal Government standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. All services, supplies, utilities, partitioning and tenant improvements are required as part of the rental consideration. The building must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Space offered must have potential for efficient layout and be ready for occupancy prior to October 1, 2010. Brokers or agents may represent the prospective landlord, but any site plan or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the owner. DELINEATED AREA: Space must be located within the town limits of Elko, Nevada. LEASE TERM: Lease term is ten (10) years firm.
