- UNITED STATES GOVERNMENT Seeks Leased Office Space Dallas, TX SUMMARY REQUIREMENT: The General Services Administration (GSA) desires to lease approximately 14,539 to 15,992 rentable square feet/12,643 to 13,907 ANSI BOMA usable square feet (USF). The space shall allow for up to 6,300 ANSI BOMA usable square feet (USF) of expansion space any time during the term of the lease. The space will be occupied by the Social Security Administration (SSA) to house personnel, furnishings, and equipment, together with adequate parking including a minimum of 100 parking spaces with another 40 space to be added if the expansion space is exercised. The Government is seeking expressions of interest for build to suit facilities ONLY. DELINEATED AREA: N: Camp Wisdom Rd. E: S. Polk St. S: S. Westmoreland Ave. to W. Wheatland Rd. to Old Hickory Trail and Old Hickory Tail to E. Danieldale Rd. to S. Polk St. W: S. Westmoreland UNIQUE REQUIREMENTS: Office space must be contiguous and on one level without being split by a public corridor. First floor space is required. Space must have the potential for efficient layout; columns must be at least 28 feet apart center-to-center, and 28 feet from any interior wall and be no more than two feet square; space should not be “U” or “L” shaped or exceed a length to width ratio of 2:3. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space, extremely long or narrow runs of space, irregularly shaped space configurations, or other unusual building features adversely affecting usage. Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area. The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, busy intersections or one-way access roads. Sites which are located directly on a highway or 6-lane thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area. Space shall not be located within a base floodplain or wetland unless the Government has determined it to be the only practicable alternative. A setback of 20 feet is required. Site shall be zoned for commercial office facilities and shall not be in a floodplain. Proposed parcels of land shall yield acreage to sustain the building square footage and parking requirement (include potential expansion space and parking) per local city codes. The term is for fifteen (15) years, ten (10) years firm. Occupancy is required on or about October 15, 2009 and is not negotiable. The award shall be based upon location, past performance, key personnel qualifications and quality/appearance of proposed facility. Expressions of interest should include the following: 1.Building name and address or, for unimproved sites, provide specific location. 2.One-eighth scale drawing of space offered or, for unimproved sites, provide site plan and location map. 3.Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor. 4.Name, address, and telephone number of individual to be contacted. OWNERS AND AUTHORIZED AGENTS: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership.
