- The United States Government seeks to lease office space consisting of approximately 7,150 – 7,450 rentable square feet in North Dallas, TX within the following delineated area: Space must be located within the area bounded by or fronting on the following: Starting in NW corner at the intersection of Westgrove and Dallas/Collin County boundary; East along Dallas/Collin County boundary to its intersection with US Hwy 75; Southwest on US Hwy 75 to its intersection with Spring Valley Rd; West on Spring Valley Rd to its intersection with Coit Rd; South on Coit Rd to its intersection with US Hwy 75; South on US Hwy 75 to its intersection with Lovers Ln; West on Lovers Ln to its intersection with Lemmon Ave; Northwest on Lemmon Ave to its intersection with Marsh Ln; North on Marsh Ln to its intersection with Cortez; West on Cortez to its intersection with Larga; South on Larga to its intersection with Lombardy Ln; West on Lombardy Ln to its intersection with Denton Dr; South on Denton Dr to its intersection with Northwest Hwy (Loop 12); West on Northwest Hwy (Loop 12) to its intersection with Storey Ln (Spur 482); Southwest on Storey Ln (Spur 482) to its intersection with the Elm Fork Trinity River; Follow Elm Fork Trinity River northwest to its intersection with Walton Walker Blvd (Loop 12); Southwest on Walton Walker Blvd (Loop 12) to its intersection with St Hwy 114; Northwest on St Hwy 114 to its intersection with MacArthur Blvd; North on MacArthur Blvd to its intersection with I-635; East on I-635 to its intersection with Dallas North Tollway; North on Dallas North Tollway to its intersection with Belt Line Rd; West on Belt Line Rd to its intersection with Westgrove; West and north on Westgrove to start. The space is required for Sixteen Months (Twelve Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 6,479 ANSI/BOMA usable square feet. Parking is required for three vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and; •permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Paul K.
