- The United States Government seeks to lease office space consisting of approximately 6,500 – 6,700 rentable square feet in South Dallas, TX within the following delineated area: Space must be located within the area bounded by or fronting on the following: Starting in NW corner at the intersection of Dallas/Tarrant County boundary and St Hwy 183; East on St Hwy 183 to its intersection with Walton Walker Blvd (Loop 12); South on Walton Walker Blvd (Loop 12) to its intersection with West Fork Trinity River; Northeast on West Fork Trinity River to its intersection with Trinity River; East and then southeast along the Trinity River to its intersection with I-30; West on I-30 to its intersection with Beckley Ave; South on Beckley Ave to its intersection with I-35E; South on I-35 E to its intersection with Ledbetter Dr (Loop 12); East on Ledbetter Dr (Loop 12) to its intersection with Bonnie View Rd; South on Bonnie View Rd to its intersection with Simpson Stuart Rd; East on Simpson Stuart Rd to its intersection with Ledbetter Dr (Loop 12); East on Ledbetter Dr (Loop 12) to its intersection with Buckner Blvd (Loop 12); North on Buckner Blvd (Loop 12) to its intersection with railroad tracks; Southeast on railroad tracks to its intersection with Haymarket; South on Haymarket to its intersection with I-20; North and then east on I-20 to its intersection with Dallas/Kaufman County boundary; South on Dallas/Kaufman County boundary to its intersection with Dallas/Ellis County boundary; West on Dallas/Ellis County boundary to its intersection with US Hwy 67; Northeast on US Hwy 67 to its intersection with FM 1382; Northwest on FM 1382 to its intersection with I-20; West on I-20 to its intersection with Dallas/Tarrant County boundary; North on Dallas/Tarrant County boundary to start. The space is required for Sixteen Months (Twelve Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 5,785 ANSI/BOMA usable square feet. Parking is required for three vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and; •permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Paul K.
