Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 3,766 rentable square feet yielding 3,275 ANSI/BOMA office area square feet of contiguous office and related space in Naples, FL within the following delineated area: DELINEATED AREA: NORTH: Immokalee Road EAST: Interstate 75 SOUTH: Davis Boulevard WEST: SR 41 REQUIRED: Second floor space and above is preferred, however first floor space will be considered. Five (5) on-site reserved parking spaces are required with the capability to provide two (2) additional parking spaces over the lease term. On-site parking shall be in accordance with the local ordinance. All potential sites must be protected throughout by an automatic sprinkler system. Columns must be at no less than 24 feet on center each way. Space must be located in an office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Newly constructed buildings are required to meet a 20-foot setback from streets and public parking. For proposals of existing space, a 20-foot setback is required from the curb line or nearest point accessible by a vehicle. This requirement applies to "all sides" of the building. The Government does not accept sub-leases. Space must be ready for occupancy no later than November 1, 2009. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
