Description
Year: Lease commencement of August 25, 2008 is a desired feature. A lease is expected to be accomplished in late FY08 for use in FY09 and beyond Contracting office zip code: 20330-1665 Contracting office address: SAF/IEI, 1665 Air Force Pentagon, Washington DC 20330-1665. DESCRIPTION OF THE REAL ESTATE/SPACE REQUIRED TO MEET THE AGENCY'S NEEDS The government seeks to enter into a nominal cost lease of 1,500,000 square feet or more of industrial and administrative space. Space requirements: The current space required (for operations to be consolidated in or moved into the facility) is in excess of 1.5 million square feet. Of this, approximately 200,000 square feet needs to be administrative space. Industrial space needs to be in an open configuration. Open configuration means a minimum of internal walls (preferably support columns only with no internal walls). Ceiling height of 20 feet or more is a desired feature. Climate control: Climate-control in all facilities is a necessary feature. Location: The space must be contiguous to Tinker AFB to allow for movement of parts and supplies to and from other portions of the base. Location near a major street or highway is a desired feature. Parking for 750 full time employees will initially be necessary, with a maximum parking space available for at least 2,000 full time employees. Exterior rail access is a desired feature. Facility Infrastructure: Utilities include electric, natural gas, sprinkler system, water and sewer, with an industrial wastewater treatment system necessary to treat wastes that are generated by processes that need to be relocated. Also, sufficient industrial amperage and voltage is necessary to supply industrial equipment used by personnel. Three phase electricity is required, with at least 480 volts and 800 amps throughout the industrial area. Reinforced concrete flooring of sufficient thickness and strength to support sheet metal working equipment is a required feature. Ceiling height of 20 feet or more in the industrial area is a desired feature. Rail access and truck access to the interior of the building is a desired feature. Access to landfill gas and capability to fuel boiler operations with landfill gas is a desired feature. Duration of lease period is expected to be 50 years.
