***this modification changes the delineated area*** REQUIREMENT : The U.S. Government is seeking to lease approximately 11,494 ANSI/BOMA office area square feet of contiguous office and related space, in Macon, GA. Surface parking is required for (10) government vehicles. Requested space must be fully-serviced and in a building that can be customized to meet the Government's needs and security requirements. The building must meet Federal Government standards for fire and seismic safety, must be ADA compliant and be located outside a 100-year floodplain. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space offered must have potential for efficient layout and be ready for occupancy by December 1, 2009. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases are not acceptable. DELINEATED AREA : North : Bass Road -Bibb Monroe County Line South : Eisenhower Parkway East: West of Ocmulgee River West : 475/408 LEASE TERM : Lease term is ten (10) years with a firm term of five (5) years. EXPRESSIONS OF INTEREST : If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, August 11, 2008. Expressions of interest should include building name and address or map coordinates for proposed tract, legal description, 1/8 inch scale drawing of space offered or site plan, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), method of measurement used to determine rentable square feet, and contact information for owner or authorized agent. The market survey will be conducted the week of August 18, 2008.
