Description
The U. S. Customs and Border Protection is interested in leasing an existing aircraft hangar and flight preparation space in Niagara Falls, New York Amount: Approximately 25,770 square feet of usable space consisting of 19,000 square feet of aircraft hangar, 6770 square feet of flight preparation, maintenance and other support space. Thirty Seven (37) parking spaces are required. The building offered for lease must be of permanent construction. The space must meet requirements for fire and life safety plus handicapped access. Leased premises must be located on or immediately adjacent to, and with unencumbered access to an airport in Niagara Falls, New York, meeting the following requirements: shall include access to a minimum 6,000 foot long, hard-surfaced/lighted runway with instrument approach. Available services must include 24 hour emergency fire and crash response, air traffic control for takeoffs and landings, 24 hour security, and limited/controlled access to the leased premises, including the aircraft ramp area. An EPA approved washrack is required, preferably available as part of the leased premises; existent on the airport property and available for use by the tenant operation. Services: All services and utilities shall be included as part of the rental consideration. Term: Seeking a ten (10) year, five (5) years firm beginning on or about October 1, 2008. Interested parties should submit in writing no later than August 12, 2008 and should include the following information to the following address. 1) Building name and address, and location of space in the building. 2) Legal description. 3) One-eighth inch scale drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet. 5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) 6) Percentage of Common Area Factor used to determine the Rentable Square Feet. 7) Name, address, telephone number, and email address or individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
