- The United States Government seeks to lease office space consisting of approximately 6,270 – 6,930 rentable square feet in Blacksburg/Christiansburg, VA within the following delineated area: Space must be located within the area bounded by or fronting on the following: Starting on the north side of Blacksburg, follow the Blacksburg City limits south to Cedar Run Rd; follow Cedar Run Rd east to Ellett Rd; follow Ellett Rd south to US Hwy 460; follow US Hwy 460 east to the Christiansburg City limits; follow the Christiansburg City limits around to the east, then south, then west until they intersect with Peppers Ferry Rd (St Hwy 114) on the west side of Christiansburg; follow Peppers Ferry Rd (St Hwy 114) west to Prices Ford Rd; follow Prices Ford Rd northeast to the Blacksburg City limits; follow the Blacksburg city limits back to the northern starting point. The space is required for Sixteen Months (Twelve Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 5,800 ANSI/BOMA usable square feet. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor/first is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Butch Humphrey.
