Description
The United States Government seeks to lease office space consisting of approximately 6,270-6,930 rentable square feet in Rockville, MD within the following delineated area: Space must be located within the area bounded by or fronting on the following: Starting at the intersection of I-495 and Route 29, Take Route 29 North to Route 193 (University Blvd W). Take Route 193 West to Route 586 (Veirs Mill Rd). Take Route 586 NW to Route 355. Take Route 119 South to Route 117 (Clopper Rd). Take Route 117 West to Route 118 (Germantown Rd). Take Route 118 South to Route 28 (Darnestown Rd). Take Route 28 East to Route 112 (Seneca Rd). Take Route 112 South. Seneca Rd becomes River Rd. Take River Rd to Riley’s Lock Rd. Take Riley’s Lock Rd to the Potomac River and the Maryland/Virginia State Line Follow the State Line to I-495. Take I-495 north to Route 29. The space is required for sixteen months (twelve months firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 5,650 – 5,800 ANSI/BOMA usable square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. This requirement cannot be co-located in a building that also houses agencies with local, state, or federal enforcement responsibilities. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative ULG-Equis.
