- The United States Government seeks to lease office space consisting of approximately 5,700-6,300 rentable square feet in Washington, D.C. within the following delineated area: Space must be located within the area bounded by or fronting on the following: Start at Western Ave NW, the Northern Boundary of the District of Columbia, and Clara Barton Parkway. Take Western Ave north until you reach Oregon Ave NW. The boundary continues to Rock Creek. Follow Rock Creek until it nears W Beach Dr NW. Follow W Beach Dr NW until it becomes Beach Dr NW. Follow Beach Dr NW south until Piney Branch Parkway NW. The true boundary is Rock Creek, however, Beach Dr NW runs parallel to the creek. Take Piney Branch Parkway NW east till 16th St NW. Take 16th St NW south to Spring Rd NW. Take Spring Rd NW West to New Hampshire Ave NW. Take New Hampshire Ave NW north to Rock Creek Church Rd NW. Take Rock Creek Church Rd NW east to Park Pl NW. Follow the border northeast until it meets Clara Barton Parkway. The space is required for sixteen months (twelve months firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 5,100 – 5,350 ANSI/BOMA usable square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. This requirement cannot be co-located in a building that also houses agencies with local, state, or federal enforcement responsibilities. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative ULG-Equis.
