- AMOUNT:Approximately 19,782 rentable square feet yielding a minimum of 17,201 ANSI/BOMA usable square feet to a maximum of 17,717.00 ANSI/BOMA square feet of office and related space. LOCATION: Space must be located within four blocks of the US Federal Courthouse located in the Joel Solomon Building located at 900 Georgia Ave, Chattanooga, TN outside of the flood plain area and easily seen from a major street. The Government currently occupies 12,852 ANSI/BOMA office area square feet located at 1110 Market Street under a lease that is soon to expire. The General Services Administration plans to negotiate a superseding lease at this location based on economic, mission, and other factors. The Government will relocate only if consideration of economic and other factors are supported and are advantageous to the Government. These factors include but are not limited to relocation and tenant improvement costs. REQUIRED:All services, supplies, utilities, and required, tenant alterations are to be provided as part of the rental rate. Space must be ready for occupancy no later than August 1, 2010. TERM:Lease term would be for ten years with the Government having cancellation privileges in whole or in part on 90 days written notice after fifth year. OWNERS & AGENTS:Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
