- The United States Government seeks to lease office space consisting of approximately 6,270 - 6,930 rentable square feet in Towson, Maryland within the following delineated area: Space must be located within the area bounded by or fronting on the following: Starting at the intersection of I-695 and York Rd., East on 695 to Perring Parkway (Route 41), South on Perring Parkway to Putty Hill Ave., Right on Putty Hill Ave. to Lock Raven Blvd., Left on Lock Raven Blvd. to Taylor Ave., Left on Taylor Ave. to Perring Parkway, Right on Perring Parkway to Hillsway Ave., Right on Hillsway Ave. to Deanwood Rd., Left on Deanwood Rd. to Loch Raven Blvd., Right on Loch Raven Blvd. to Goucher Rd., Left on Goucher Rd. to Goucher Blvd., Left on Goucher Blvd. to Hillen Rd., Left on Hillen Rd. to E. Burke Ave., Straight on E. Burke Ave. to York Rd., Right on York Rd. to I-695. The space is required for sixteen months (twelve months firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 5,650 - 5,800 ANSI/BOMA usable square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative ULG-Equis.
